Velux™ Roof Window

 

A loft conversion that only has Velux™ roof lights set into the roof is the most economical, and least invasive of the types of conversion, hence they are the most popular. A big added advantage of a Velux™ conversion is that, there isn’t the need for a planning application. But bear in mind this type of conversion does have it’s limitations, and you may want to consider going the whole hog and constructing a dormer loft conversion.
Whether you live in a 2 bed bungalow loft conversion, a terraced house, or a 3 bed semi A Velux™ loft conversion works really well, as long as you have a Gable roof construction. Fortunately, in, and around the Essex county a large proportion of the housing stock has a gable roof as part of the original build. Dormer Window

Essex has it’s fair share of three story houses with existing attic rooms as part of the original build. This makes it so easy to add a dormer window loft conversion where the need for extra headroom and usable floor space are required. But be aware that, because the new dormer window breaks the existing roof line Planning consent from Essex Local Planning office would be required as well as Building Regulations. Of course the addition of that new dormer will add extra cost to the project, but well worth the extra investment, to gain all that extra usable space, along with natural light and ventilation, not to mention the aesthetic look of a well designed dormer window to the roof line. Hip To Gable

A hip to gable conversion is required when a property has a hipped end to the roof, that’s three sides to the roof {in layperson terms} This is done to accommodate the need for extra floor space, and generally houses the staircase too. In Essex there’s a large number of properties that have a hipped roof structure, especially bungalows, and because of this a lot of home owners think they cant have that loft extension they’ed love. Breifly this is how we do it ! The end wall is raised up to either form a gable end to the roof or, a dormer window can be constructed, see bay dormer. This would of course add to the overhaul cost of the project, but a real no brainer because of what is possible to gain in added floor area. Bay Dormer

A bay dormer is required when the main roof has a hipped end, and the need is for headroom and space to install the new staircase, more or less the same process for a hip to gable. This is generally achieved by constructing a dormer window, as opposed to a brick gable end over the new stair position, creating natural light and ventilation, without the cost to build up the brick walls, of course be aware that this will add a cost to the project, also be aware that Planning Consent from Essex County Council would be required, along with Local Council Building Regulations. Again with so many properties in Essex having hip end roofs this is a great cost effective solution should you just need to accomodate the new loft staircase.
